What Is a Home Inspection?

A home inspection is a professional, non-invasive, visual examination of a residential or commercial dwelling.

The Goal: To identify potential safety concerns or defects within specific areas of the property.

We provide detailed feedback during the inspection and our experienced professionals will answer any questions you have. In addition, you receive a comprehensive computer-generated report — including photos — which details the current state of the property for your records.

A traditional inspection applies to the visible and accessible areas of a property. We can only inspect what we can see.

In addition to the traditional inspection most inspectors offer, our inspection also includes an infrared scan on any area that could potentially have insulation or moisture issues. The FLIR B300 camera can find:

  • Heat loss
  • Roof leaks
  • Water intrusion which can lead to mold
  • Faulty wiring / breakers / fuses
  • Overloaded electrical circuits
  • Energy efficiency issues

Pre-Listing Inspection

A pre-inspection is designed for the seller to identify any possible issues in the home prior to listing. Disclosing a pre-inspection report to potential buyers can be highly beneficial towards completing the sale.

By addressing concerns upfront, sellers avoid last-minute renegotiations and can price their home with confidence.

Pre-Warranty Expiration Inspection

You may not think that buying a new build would require an inspection. However, a pre-warranty expiration inspection is conducted in the 11th month of the first year of the property to ensure various components of the home were properly installed.
